As long as large equity firms like Blackrock and Vanguard keep buying them all above asking price, then they will keep rising. I don't foresee it getting any better any time soon. Just stay where you are and keep the seller strike going, fuck em.

This was a good video, but a lot of it is pretty straight forward. I was hoping to hear the impacts on the states by the migration trends. I grew up in central Maryland but moved to Minnesota solely for more affordable housing and to get out the ghetto. The elites chose to import more illegals for cheap labor then help young fellow Americans purchase where they grew up

Complete opposite in Canada, too much immigration created a major growth of population so there's too much demand for housing and we dont build enough because of the différents gouvernements, municipal, provincial and federal

I have never felt so strong about why a buyer should want to work with me. Yesterday a potential client who was between me and another agent said: I want to work with you. After me showing just one thing I can do for buyers that certainly 98% would not be able.
Now ask three out of four of those consumers how many of them their real estate agent directly. That’s the statistic. I would be more curious about then using data from before the change to maintain the status quo. Also, survey question how many are willing to pay 2 to 3% for that same agent. I bet you get different results.

Working with an educated expert in the documentation now required & will be critical moving forward. If you do not already have an administrative support/transaction coordinator - now is the time to utilize that resource!
I think it’s important to use a real estate agent whenever you have a real estate transaction because of the experience and the knowledge of the agent. He would diagnose yourself go to a doctor go to a specialist.
Now if a buyer is buying a 500K house, how many would pay 15K out of their pocket to use your services? How many would shop around not only for cost but competency. Spewing nonsense like mindset, is just a cope that this market was ripe for disruption and the days of plaything tens of thousands of dollars to assist with paperwork is not logical anymore.

Using GDP to support the notion that the economy is good is a farce. The main reason why GDP is up is due to consumer spending. Consumers no longer have the cash they had given to them during the pandemic and are now buying regular goods on credit cards or buy now pay later plans. These items are not paid off in full every month so what we have here is a GDP which is mostly held together by credit card debt which is reaching more of deliquent stage. Is it all doom and gloom? No it's time to shift from this narrative of "economy disconnect" from the true pain middle income folks are feeling at the gas pump and supermarkets vs mainstream media headlines and stock market highs.
